#1 Declutter!

You have probably heard this before but removing used clutter and personal items will always show your home better. Have a garage sale to make some extra money to invest back in your home for some of the other tips I will talk about below. Rent a storage unit to put those items in you don’t want to sell. This will not only show your home better but help jumpstart the moving process.


Clean your home from top to bottom. If you feel like you don’t have time, hire a maid service. From baseboards to ceiling fans to the top of the refrigerator. Your home needs to shine its brightest. While you are cleaning, have your a/c cleaned and serviced. This is an item that almost always comes up in an inspection report.

#3 Make a great first impression with Curb appeal.

The look of the outside of your home should reflect the cleanliness of the inside of your home. Add some flowers to your garden for some color, freshly paint your front door and shutters, and make sure to have a fresh manicured lawn.

#4 Know your numbers

Before listing you should call your mortgage company for your payoff to get a better idea of the negation room you have. Talk to your agent about what closing costs etc you can expect as a seller  Are you buying a home once this one sells? Start the conversation with your lender about getting your paperwork in order for the purchase of your new home.

#5 PRICE is right.

Testing the market is never a good idea. Have your realtor do a comparative market analysis to get you your best price for your home. You can even get an appraisal of you want something more concrete or even a second opinion. Your agent is in the real estate market everyday and sees what homes are selling and which homes are selling fast. Pricing it right the first time can save a lot of time and money in the long run.

#6 Get a Pre-Inspection

Getting a pre inspection can allow you to fix some repairs before you list your home. Are you afraid of major problems arising? They will come to light eventually with a buyer. Address issues now to take some of the stress off during the inspection period.

#7 Make it easy to show

You may live in your home but you are also trying to sell it. Be prepared for short notice calls to show your home. Have a basket near by you can through last minute things on your counter and run out the door. Work with your agent on this on how to make this process as seamless as possible for you.
